Casa Austria
A stone house with history, comfort, and Mediterranean ease.
Amid the olive groves of Mrkovi, Casa Austria was created – a stone house built in the style of traditional architecture, featuring a private pool and room for four guests.

Next to Villa Viktoria, Casa Austria was created – a new stone house built in the style of the old traditional buildings, featuring a private pool with a counter-current system.
It offers two apartments, each with its own bathroom, and accommodates up to four guests.
The terrace in front of the living area is shaded by a large sun umbrella. If needed, the house can be connected to the master apartment.
A covered parking area is located beneath the solar panels.

On the ground floor, you’ll find a spacious living area with a fireplace, a cozy seating corner, satellite TV, and a dining table.
The fully equipped kitchen includes a dishwasher, refrigerator, and electric stove.From the living area, you step directly onto the large terrace with a table, chairs, a sunshade, and a barbecue area – perfect for enjoying evenings outdoors. A washing machine and Wi-Fi are also available.
Sleeping & Comfort
There are two bedrooms:
– one with a double bed,
– one with two single beds.
Each bedroom has its own private bathroom. The entire house is equipped with air conditioning.
The property also includes a private pool with sun loungers and sunshades – perfect for relaxing after a day by the sea.

What began as an adventure became a heartfelt mission: to preserve old stone houses and bring them back to life. Today, we share this idyllic place with people who seek tranquility, nature, and something truly special.
How It All Began
In 2008, through a Montenegrin acquaintance, we discovered this part of Montenegro – and immediately fell in love with its landscape, its serenity, its quiet charm, and its old stone houses. Many of them stood abandoned, yet we saw in them both possibilities and stories waiting to be told.
House Tici was our first experiment as a “convertible house” – a structure with standing walls but without a roof. That’s what we call these kinds of buildings: convertible houses. Over the course of three years, we rebuilt the house in Tici with patience, dedication, and a deep attention to detail.
This is how our first home came to life – one that preserves tradition and the humble beauty of true craftsmanship.
More Than Just a House
Today, House Tici looks different. It now features an inner courtyard and a front garden with trees that offer welcome shade.
After this first experience, we restored another house in Mrkovi – once again preserving its original character while adding modern technology and comfort.
In 2014, we opened both houses to guests – and ever since, every summer has become part of a shared story.
Today
Our little haven now includes four houses, each with its own story to tell – of ancient stone, southern light, and the joy of creating a home for guests far from everyday life.
Living on Luštica
The Luštica Peninsula has remained wonderfully authentic. There is no central water supply – water comes from cisterns filled by the rain. Drinking water is purchased in canisters. Here, you live with nature, following its rhythm.
And perhaps that is exactly what makes this place so special.
The blue of the sea and the green slopes of Luštica create a landscape full of calm, openness, and Mediterranean ease.
Within just a few minutes, you can reach the bays of Žanjice and Mirište, the small fishing village of Rose, and viewpoints overlooking the Bay of Kotor. The towns of Tivat, Kotor, and Budva are easily accessible by car – vibrant contrasts to the tranquility of the peninsula.
